We sell houses.
Three scenarios.

Q. Who sells to us?
A. Lots of people.
Most of the people that sell to us are owners of distressed property. That means that they may be facing foreclosure, or have code violations, or they inherited the property and do not want to keep it or clean it up. Some might need a quicker sale because of an upcoming deadline or need movers or to stay in the property for a little bit longer or some other creative exit strategy.
Many of our sellers fall into the following categories:

Heirs who have inherited property that they do not want to keep or fix;

Homeowners in foreclosure that do not want to file bankruptcy and are ready to sell;

How does selling to an investor work?
Step 1. We gather some information about your house.

Square footage, number of beds and baths etc.

Does it have the original kitchens and baths?
Step 2. We make an offer.

Usually verbally, right over the phone. If you like our numbers, we send a written cash offer.
Step 3. You sign through Docusign.
Step 4. One of our associates visits the house to confirm the condition and take photos.
Step 5. We send all the documents to a Title Company, who prepares documents like Deeds etc. and organizes and conducts the sale and the closing.
Step 6. We wire the money to the Title Company, you sign the deed, and the Title Company wires the money to you. Any mortgage or lien gets paid via closing.
Quick and Nimble?
Some property owners have a foreclosure sale scheduled and need to sell before the auction takes place. We can meet deadlines.
Some property owners need help paying for movers and we can adjust our contracts to account for moving expenses. We also have a few different moving companies we work with.
Some property owners need the money from the sale before they can move. We can usually accommodate that with a post-occupancy clause.
Some homeowners do not own the property yet and need probate.
